Basic estimating for construction is easy providing you’re well
prepared. There are a number of things you can do to ensure that you
always give an accurate estimate for a job. In order to give a proper
estimate of the cost of construction you should first carry out a site
inspection. It’s also a good idea to sketch the layout of every room,
including the dimensions, that the construction will affect. Remember to
allow for the doors, windows, electric outlets, telephone jacks, air
conditioning ducts. If it is a repair job that you are bidding for then
be sure to add where the damage is located and the dimensions of the
affected area to your sketch. This is the best way to get an accurate
estimate and costing for any construction.
A basic rule for carrying out a construction estimate is to get someone
else to check your calculations. You should also get them to check the
estimates you’ve made of th room dimensions, ceiling heights and
locations of fixed items like windows and electrical outlets. An
accuracy check can stop the construction process from being a headache.
It’s not always possible to determine all the elements of a project. If
this is the case then it’s important to include a contractor’s cost
allowance in your basic construction estimate.
If you add a contractor’s cost to the price of the job it will keep
costs close to the estimated price. Do some research before making an
estimate – you will often need to find out the cost of a particular kind
of tile, paneling or cabinetry for an accurate estimate. If no
name-brand has been asked for then it’s best to choose one based on the
project’s budget. If the client wants an expensive bathroom renovation,
then you need to look at an expensive bath tub, rather than the
least-expensive model. You should also make an allowance of
subcontractors when making a basic construction estimate. You should
have a list of subcontractor’s rates well in advance if you want their
bids in before you give a final estimate. Get in touch with three
subcontractors so that you have a range of bids.
Finally, don’t forget to include a standard charge for any order changes
when you’re making a basic construction estimate. A standard charge for
an order change might make a client think more clearly about the cost
because the contractor should charge if they are required to redo the
work.
